Most property marketers measure success by cost per lead. But a cheap lead that never answers the phone is the most expensive lead of all. The developers who sell fastest focus on lead quality: buyers with a budget, a timeline and a reason to visit. These seven practices help you get there.
1. Build a landing page for every project
Sending ad traffic to your home page makes buyers search for the project they clicked on. A dedicated page with the location, floor plans, price range, payment plan and one clear enquiry form converts better and tells you exactly which campaign brought each lead.
2. Ask two or three qualifying questions
A short form with budget, preferred unit type and buying timeline barely reduces enquiries, but it lets your sales team call the serious buyers first. Keep it short: every extra field costs you some leads.
3. Reply within minutes, not hours
Property buyers enquire with several developers at once. The first one to answer usually gets the viewing. Connect your forms to WhatsApp and your CRM so the right salesperson is alerted immediately.
4. Use video to pre-qualify
Walk-through videos, drone footage of the area and honest progress updates help buyers decide before they visit. Those who still enquire after watching are much closer to buying.
5. Retarget, but with new information
Showing the same advert again rarely works. Retarget visitors with something new: a payment plan, a show-apartment opening, a price update or a short testimonial from an existing owner.
6. Match the language of your buyers
Many projects sell to buyers from several countries. Ads and landing pages written in the buyer's own language — not translated word for word — feel more trustworthy and bring better enquiries.
7. Measure viewings and sales, not just leads
Connect your CRM to your ad accounts so you can see which campaigns produce viewings and bookings. Then move budget towards what actually sells, even if its cost per lead is higher.
What changes in each market
India
Combine Google Search with Meta campaigns in English and regional languages, and follow up quickly on WhatsApp. Show your RERA registration on every project page.
United Arab Emirates
Run bilingual Arabic and English campaigns and include the advertising permit your emirate requires for property ads.
United Kingdom
Portals remain important, so use your own campaigns to reach buyers earlier and keep claims within advertising standards.
Hong Kong
Advertise in Traditional Chinese and English, and follow local rules on how first-hand sales and prices may be presented.
Mainland China
Use Baidu, WeChat and Douyin rather than Google or Meta, and avoid absolute claims such as "the best", which advertising law prohibits.
Better leads come from clear pages, fast follow-up and honest measurement. If you would like a plan for your next launch, we can help.
